What Is a CCTV Drain Scan? What It Finds and Why It Matters
A CCTV drain scan is a camera inspection of your underground pipes. Find out what it finds, how MSCC grading works, and when you need one in Yorkshire.
What Is a CCTV Drain Scan? What It Finds and Why It Matters
A CCTV drain scan is a camera inspection of your underground drainage pipes, carried out without digging, without guesswork, and without disrupting your garden or driveway. It is the same process that water companies, conveyancers, and Building Control rely on to assess drain condition, and it is the only way to see exactly what is happening inside a pipe that you cannot otherwise access.
The terms “drain scan” and “CCTV drain survey” mean the same thing. Here is what happens, what the camera finds, and when a scan is the right call.
How Does a CCTV Drain Scan Work?
A self-propelled crawler camera is fed into a manhole and driven along the drain at low speed. The camera sends a live HD video feed to the surface while a sonde transmitter on the camera head broadcasts a radio signal. The engineer traces this signal from above ground, plotting the exact route and depth of the pipe on a site plan as the camera moves.
Every observation (each crack, displaced joint, root intrusion, or deposit) is logged by its distance from the manhole. The finished report combines the video recording, timestamped stills, and a metre-by-metre observation log written in MSCC shorthand: the WRc Manual of Sewer Condition Classification, the UK industry standard used by every water authority, insurer, and conveyancer in England.
Equipment quality matters. Entry-level cameras confirm whether a pipe is blocked or collapsed, but little else. High-definition cameras with wide-angle lenses and adjustable lighting, such as the iTouch systems we use at Yorkshire Drain Survey, reveal hairline cracks, early-stage root ingress, and subtle joint displacement that lower-resolution equipment would miss entirely.
What Does a CCTV Drain Scan Actually Find?
What defects appear most often?
The most common findings we see across Yorkshire properties are:
- Root ingress: roots through joints, beginning to obstruct flow
- Displaced or open joints: common in older clay and pitch-fibre systems where ground movement has separated sections
- Cracking and fractures: hairline or structural cracks from ground pressure or age
- Scaled pipe walls: mineral deposits narrowing the bore
- Blockages: fat, grease, wipes, and debris build-up
- Collapsed sections: pipe failure from ground pressure or material deterioration
- Illegal connections: surface water discharging into foul sewers, which Yorkshire Water can require to be removed at the homeowner's expense
Each observation is graded on the MSCC scale: STR 0–5 for structural condition (0 = sound, 5 = imminent collapse) and SER 0–5 for service condition (0 = clean, 5 = blocked). Grade 4 or 5 means action is required before a build-over application, a sale, or an insurance claim can proceed. Knowing this before exchange puts you in a far stronger position.
Can a scan find problems that are not visible from above ground?
Yes, and this is the main reason scans matter. A drain can appear entirely functional while a crack quietly allows soil infiltration that will eventually undermine the surrounding ground. The only way to catch that before it becomes a subsidence problem is a camera inside the pipe.
When Do You Need a CCTV Drain Scan?
Is a drain scan required when buying a house?
Not a legal requirement, but a standard homebuyer's survey does not inspect underground drainage. If you are buying a Yorkshire property, particularly an older terrace or one with mature trees nearby, a CCTV scan gives you concrete evidence before you commit. Many buyers use findings to negotiate, request repairs, or proceed with confidence. See our guide on drain surveys before buying a house.
Is a drain scan required for a home extension?
Since July 2025, new national Sustainable Drainage Systems (SuDS) standards have been in force across England, tightening surface water drainage requirements on construction projects. For any extension where work comes within 3 metres of an existing drain, a CCTV scan combined with drain tracing is essential before groundworks begin. Yorkshire Water and Building Control will also require a build-over survey if your extension sits above or near an adopted sewer. Our drain tracing and mapping service produces the sonde-traced site plan those applications need.
Should landlords get a drain scan?
Landlords across Yorkshire use CCTV scans as a routine maintenance tool, surveying drains on a rolling schedule rather than waiting for an emergency. A clean scan gives you documented evidence for insurers. One that reveals early root ingress lets you fix it before it becomes a structural collapse. Read our drain survey guide for landlords.
What Happens After the Scan?
You receive a full written report (MSCC-graded observation log, video, and sonde-traced site plan) within 24 hours. Where we find defects we will explain what the grade means and what your realistic options are: drain relining, jetting to clear a blockage, or excavation for a structural failure. No upselling, no alarm-raising for issues that do not need immediate action.
